Growing to Love the Harbor
Manchester-by-the-Sea
A 1950's residence, previously converted from an estate
carriage house, was further enlarged and enhanced to take advantage
of magnificent views of Manchester Harbor. The roof was raised to create
more fitting bedrooms on the upper floor, and a former porch enclosed
to enlarge the main living space. Having been a carriage house provided
exceptionally high ceilings throughout the first floor.
A zoning dispute during construction made this project
subject of the landmark 'Goldhirsh' case in Massachusetts Superior Court
which set a legal standard in zoning for extending non-conforming residential
structures without increasing their non-conformance.
